What We Do

Specialized Guidance for Divorcing Homeowners

Our team of licensed professionals are dedicated to helping ensure you are in the best position possible to make informed decisions about keeping the house. We help you navigate the complex issues of house debt, property value, mortgage options, and insurance implications, to assist with equitable outcomes.

As a neutral third party, we prioritize financial protection and empowerment for both spouses. We focus on safeguarding your most valuable asset, the house, and your future financial stability.

Our guidance covers all four aspects of homeownership – Real Estate, Financing, Title, and Insurance. Our services can help at any point in the divorce process, whether you are just starting to consider divorce, post divorce, or somewhere in between.

REAL ESTATE

Our Licensed Real Estate Professionals have been comprehensively trained and earned designations focused on assisting divorcing homeowners. They are the “Project Managers” of the team. They manage the entire lifecycle of our services from Intake to Completion. They will help you through all aspects of this transition, including:

  • Gather all the necessary house documents
  • Create the Comparative Market Analysis for your house
  • Assist with separation living arrangements
  • And based on your specific situation, bring in other team members, when necessary

In the event you decide to sell the house, we would be honored to interview for the position of Listing Agent. 

FINANCING

Our Financing Professionals are licensed through NMLS (National Mortgage Licensing System). With extensive experience in the mortgage loan industry, our professionals have also completed training specific to handling the intricacies of financing approvals during divorce. They will help you find the right path, including:

  • Complete the Marital Balance Sheet
  • Provide advice on structuring settlements to have income counted towards refinance qualification
  • Pre-qualification for refinancing the house  

In the event the spouse leaving the house would like to purchase a house, we would be honored to interview for the position of Loan Officer.

TITLE and DEED

Our Licensed Title Professionals perform the complex research needed to uncover the full history of the house’s ownership including:

  • Existing Liens and/or Mortgages
  • Property Tax Status
  • Type of Deed
  • Order Surveys 

Our Title Partners can handle the refinance settlement or Seller Closing, if you decide to sell the house. They also have Real Estate Attorneys if you require any real estate specific legal advice on keeping the house.

Note – Title and Real Estate Attorney’s Services have fees associated with them.

INSURANCE

Our Licensed Insurance Professionals conduct essential research to ensure you are aware of all aspects of your current policy and what changes are necessary, if any, when keeping the house. Other services include:

  • Competitive insurance premiums
  • Coverage review and recommendations
  • C.L.U.E. Report Investigation

Our Insurance Partners are there to assist throughout the process. 

FAQ's

Most of the assistance we provide is at no cost to you. Our Title Partners charge a nominal fee for Title Search. The Real Estate Attorneys charge an hourly rate. Our Real Estate Professionals charge for their services when contracted to sell your house or help you buy a house. These charges are negotiable and will be explained in detail if/when we interview for the position of your listing or buying agent.

There is no catch. All of our professionals have extensive experience with divorce – whether professionally, personally, or both. We know that divorce is hard enough as it is, we want to help make keeping your home less difficult. Ultimately, we want to help you make informed decisions as early in the divorce process as possible to protect your financial future. Learn more about who we are here.

We can provide recommendations for trusted professionals in your area if you would like to hire a Realtor®️, Mortgage Professional, or Insurer in your local area. Some of our professionals are licensed in several states as well.
